BUILDING SPECIFICATION
The comprehensive refurbishment programme undertaken to the southern side of the Grade II* listed Congress House include the creation of a separate tenants’ entrance, reception and break out space as well as an internal refurbishment of the office spaces on the ground, forth and fifth floors, as well as providing new changing and shower facilities and bicycle parking provision at basement level.
NEW RECEPTION
A brand new office entrance has been created and is accessed from Dyott Street. The 1,350 sq ft new manned reception features a bespoke reception desk clad in frosted back painted glass set in a patinated brass frame complemented with a European oak clad feature wall incorporating concealed LED strips and tenant signage. Within the reception areas there is also a new business lounge with media screen and hot drinks point.
OFFICE SPACE
Office spaces at ground, third, fourth and fifth floors have been comprehensively refurbished.

LIGHTING
Lighting to the office space will be via a combination of circular energy efficient down lights within the bulkhead and suspended linear LED luminaires in the open plan areas. The lighting within the office space will be controlled via standalone combined Photocell/ PIRS controlling the luminaires closest to the windows and standalone PIRs controlling the remainder of the lighting.
LIFT PROVISION
1 x 6 person passenger 600 kg lift with speeds of 1.6m/s.

BICYCLE STORAGE AND FACILITIES
A new shower block including changing rooms, communal locker area, drying room and cycle storage area has been installed within the basement.
DATA AND TELECOMMUNICATIONS SYSTEM
Tenant’s containment provision is provided from the main switchgear room where incoming tenants primary communications services can be derived and routed to each floor of the building via the main risers. Further containment is provided from the designated comms area on the floors to support the tenants installed Cat 6 data wiring installation.
