BUILDING SPECIFICATION
The comprehensive refurbishment programme undertaken to the southern side of the Grade II* listed Congress House include the creation of a separate tenants’ entrance, reception and break out space as well as an internal refurbishment of the office spaces on the ground, forth and fifth floors, as well as providing new changing and shower facilities and bicycle parking provision at basement level.

NEW RECEPTION
A brand new office entrance has been created and is accessed from Dyott Street. The 1,350 sq ft new manned reception features a bespoke reception desk clad in frosted back painted glass set in a patinated brass frame complemented with a European oak clad feature wall incorporating concealed LED strips and tenant signage. Within the reception areas there is also a new business lounge with media screen and hot drinks point.

OFFICE SPACE
Office spaces at ground, third, fourth and fifth floors have been comprehensively refurbished.

• A new bulkhead with suspended demountable metal panel ceiling, with plasterboard perimeter has been fitted in the central circulation spine to conceal ventilation ducts.
• New suspended LED luminaires
• Power to the open plan offices is provided via a combination of screed trunking and floor boxes. These boxes are strategically located around the floors. Additionally, a skirting trunking system is installed around the majority of the perimeter. The skirting trunking is integrated in the detail of the perimeter fan coil HVAC units.
• Reconfigured superloos on all refurbished floors.
• All interiors have been redecorated throughout.
• Installation of secondary glazing to reduce thermal losses and gains and reduce noise and pollution to the floors.

SERVICE INSTALLATIONS INCLUDING:

• The cooling and heating is achieved via a dedicated VRV system per floor. Each system will have a condenser at roof level with interconnecting refrigerant pipe-work to indoor air conditioning units on the floors.
• Fresh air ventilation to serve the floors will be achieved via floor mounted dedicated floor air handling units (AHU’s). Each floor is provided with fresh air based on 10 l/p/s based on an occupancy rate of 1 person per 10m2.

MECHANICAL SERVICES:
Heating/cooling and fresh air
The upgrade of the services includes:

• Installation of roof level VRV heat pumps configured to serve each floor on a floor by floor basis according to the individual tenant’s requirements.
• New sub main supply from the building main electrical switchgear to serve new rising arrangement on south side.
• New electrical tap off units to each floor to serve tenants lighting power and comfort cooling/heating arrangements.

LIGHTING
Lighting to the office space will be via a combination of circular energy efficient down lights within the bulkhead and suspended linear LED luminaires in the open plan areas. The lighting within the office space will be controlled via standalone combined Photocell/ PIRS controlling the luminaires closest to the windows and standalone PIRs controlling the remainder of the lighting.

• The lighting level is 470 lux (average).
• Each floor has an occupant programmable lighting control system.
• Lighting: 6.05W/m2
• Small power: 25W/m2 diversified to 15W/m2 overall
• Mains distribution: Rising busbar and tap off units, 16ways 100A MCB split metered lighting and power DB’s to each floor including supplies to tenants HVAC services

LIFT PROVISION
1 x 6 person passenger 600 kg lift with speeds of 1.6m/s.

DATA AND TELECOMMUNICATIONS SYSTEM
Tenant’s containment provision is provided from the main switchgear room where incoming tenants primary communications services can be derived and routed to each floor of the building via the main risers. Further containment is provided from the designated comms area on the floors to support the tenants installed Cat 6 data wiring installation.
